If you're preparing for an upcoming move, you likely have a lot of different questions about the process. We've compiled these helpful checklists, using some of the questions we frequently hear from our tenants. Read through the information below to help simplify your move.

Move-in Checklist

Congratulations on your newly-minted status as a Cairncross Property Management resident. We want to make your stay as enjoyable as possible. Please keep the following important keys in mind.

  • First Month's Rent & Security Deposit

    You must pay your first month's rent, security deposit, and any additional fees at the lease signing. Be sure to confirm the totals in advance.

  • Move-in Date & Inspection

    We will provide you with all of the necessary information about your move-in at the lease signing. If an inspection is required, we'll also let you know how to proceed.

  • Utilities

    Please note, all utility accounts for your new rental property should be placed in your name. Take care of this quickly to avoid additional administrative fees or temporary outages.

Move-out Checklist

We're always sad to see tenants leave, but we hope you've enjoyed your time living in a Cairncross Property Management home.

  • Notice of Intent to Vacate

    As a tenant, you must provide written notice of your intent to vacate your rental property. This serves as confirmation for both parties. Please refer to your lease for specific information governing your stay with us.

  • Property Condition

    Before you return the keys to your San Diego rental home, take care of these important steps:


    • Rental Cleaning: You must clean your rental property thoroughly before you vacate the premises. Be sure to remove all belongings and garbage. Then, vacuum/sweep/mop your floors, wipe down walls and hard surfaces, and clean windows. You'll also need to pay careful attention in the bathrooms and kitchen area.
    • Landscaping & Outdoor Areas: If you live in a property with outdoor space, make sure all of your normal landscaping responsibilities are taken care of before leaving. If necessary, mow the lawn, put the trash out, and replace burnt lightbulbs in outdoor fixtures.
    • Repairs: All damage beyond normal wear-and-tear will be deducted from your security deposit.
  • Security Deposit

    After you vacate your home, our team will perform a move-out inspection. We will identify any damage to the property and schedule repair visits as necessary. Any and all costs associated with repairs will be deducted from your security deposit.


    We will do our best to return the deposit to you as quickly as possible, but please remember, it takes time for us to inspect the home, schedule repairs, and handle the associated billing tasks.
